Allied Irish Bank (AIB), Title Documents and Maps, 1852-1994
Deeds and Agreements which relate to Prospect House, Eyre Square together with several sketches and maps of the south-west end of Eyre Square and Victoria Place, Galway, site of the Provincial Bank in the mid 1850s, later (mid- late 20th century) the site of an Allied Irish Bank. Includes:-
1. August 1852Hand drawn colour ‘Sketch and measurement of property purchased
in Galway being Lot No. 2 of the late Mr Robert Hedges Eyre’s property’ surveyed by William Clarke, on the south west corner of
Eyre Square and Victoria Place, giving name of property owner/lessor, owned also property facing Eyre Square which include the Provincial Bank of Ireland, Dr [Croker] King, John Ireland, Arthur Ireland (four storey with basement), and adjacent properties, also the Rail Road and Wall, and the (Wesleyan) Methodist Church and School House. Includes markings indicating a wall built by Arthur Ireland at the rear of which garden which encroached onto Plot No. 14, Lot 2, belonging to the Bank.

2.1853-04-25Hand drawn colour map, a survey of the plots of grounds on the
south east corner of Eyre Square and Victoria Place, Galway, leased to Arthur Ireland and John Kelly, ‘with an unlet plot being a swamp
and un-reclaimed common, marked in Ireland’s lease as an ‘intended lane to the medial. Note the Medial is a stream running between Erasmus Smith’s College and Bohermore thro the Road to the Docks’, surveyed by William Clarke. Map indicates details of various Lots, giving Lot Numbers, the name of property owner/lessor and size in a.r.p, which include for instance the Methodist Chapel, Gas Company, and the Midland Great Western Railway Terminus and Hotel. Also includes a compass rose and position of an ‘intended Lane to the Medial or sally garden’, continuing on from the road to the Docks in an easterly direction in front Kelly’s plot.

Includes copy of ‘Map copied from John Kelly’s Lease’ and an appended miniature map of area, ‘Arthur Ireland’s Map, copied from his Lease’ with the site of Provincial Bank coloured pink.

Place:Dwelling house, out-offices and premises situated at Upper Abbeygate Street, Galway, Parish of St Nicholas, occupied by Edward Good, Grocer, and sheds in rear occupied by Mrs Tarpey, Mrs Clarke and Mr P Holland, also two small shops or tenements in Abbeygate St., underneath the Good’s dwelling, occupied by Mrs Barnacle and Mrs Evans, together with the dwelling house, out offices and premises in the rear occupied by Martin Browne (Lessor), all in the Parish of St Nicholas, County of the Town of Galway.
Conditions: Recites details of indenture of 1 Feb 1847 wherein Martin Browne leased to Timothy Murray the premises cited above for 99 years, whereas Murray and bequeath his
property to his two sons, William Murray and Frederick Murray. The latter died without issue, so William became the sole heir of the premises. Following William’s death on 19 January 1874, his executors sold by indenture of 26 June 1879 the lease in the premises to Mark Hughes, who by indenture of 13 April 1895 assigned the premises to Patrick Joseph Burke. Patrick died on 14 November 1902 intestate, his widow Anne sold and by Indenture of 18 May 1914 assigned the premises to William P. Uppington, for the residue of the lease term.
Whereas by Indenture of 3 Sept 1920 Uppington assigned to Sohan the premises for rent of £17.1.10 per annum but indemnified against £9.0.10 for the adjoining shop (coloured yellow in the adjoining map) and premises in the possession of Uppington. Sohan agreed with Uppington that he would pay £8 pa being an apportioned part of the rent reserved by the Lease and keep Uppington indemnified against payment.
Sohan offered the portion of the leasehold premises assigned to him for sale by public auction on 6 October 1920, to the purchasers for £485. Sohan assigns to the Purchasers that portion of the premises (coloured green in the adjoining map), granted in the previous lease of 3 Sept 1920, for the residue of the 99-year lease at the adjusted rent of £17.1.10, but indemnified against £9.1.10 for the adjoining premises still in the occupation of Uppington (yellow in the map). The purchasers agree that they will not carry out, or allow to be carried out, the business of a licenced pawnbroker on the premises. If they breach the Agreement they must pay Sohan £1,000.

Place:Part of the 1st premises on the ground Floor, Prospect Hill, Parish of St Nicholas, comprising an area of L683 sq. ft.
Conditions:1st part agree to grant to the 2nd the premises for a term of 36 years from 1st July 1974, paying for the first 3 years a rent of £3,450.15, payable half yearly. The 1st will be entitled to increase the rent every 3 years. The 2nd will also ‘preserve, uphold, support, maintain, repair and keep the interior’ of the premises in good and tenantable repair and condition. They will further agree not to make any alterations in the construction or arrangement of the premises without previous written consent, and will not assign, transfer, underlet or part with the possession of the premises without previous consent. The 1st agrees repair the exterior of the premises.

Conditions:Recites details of original lease of 2nd Oct 1974 between Glann Holdings and 2nd part. Indicates that the title and interest of the landlord in that lease is now vested in M. J. O’Brien & M. O’Brien, Co. Mayo. The yearly rent in the original lease is presently £18,282.44 pa.
1st part agrees to sub-lease the premises to the 2nd part for the unexpired residue of the original lease paying such ‘such of money as equates with the is exactly identical to the annual rent for the time being payable’ under the original lease. The 2nd Part agrees to keep the interior of the premises good repair. They will further agree not to make any alterations in the construction or arrangement of the premises internally or externally without prior written consent, and will not assign, transfer, underlet or part with the possession of the premises without previous consent.

Conditions:Recites details of original lease of 2nd Oct 1974 between Glann Holdings and 2nd part. Part 1 are now owners of the building, and the 2nd part, with the former’s consent agree to grant a sub-lease of the premises to 3rd part for the unexpired residue term of the superior lease. 1st part have agreed to allow the 3rd to attach a satellite dish on the roof of the building. The 1st shall at all times be responsible for the safety of the dish and to be solely responsible for the dish and to accept full liability for any damage or injury, if any, however caused to person or property resulting therefrom.
