REVAL 2023 Revaluation of Commercial Property
On 2nd September 2022, the Commissioner of Valuation, with the consent of the Minister for Housing, Local Government and Heritage, revoked existing Valuation Orders for the revaluation of commercial and industrial properties in Clare, Donegal, Dún Laoghaire-Rathdown, Galway, Kerry and Mayo County Council and Galway City Council Rating Authority areas.
Following the completion of a statutory consultation process between the Commissioner of Valuation, the Minister for Housing, Local Government and Heritage and the relevant Local Authorities, the Commissioner has made new valuation orders.
The valuation date specified for Reval 2023 is 1st February 2022. The market information has now been analysed and the Tailte Eireann will issue Final Valuation Certificates (FVC’s) to all Occupiers on 15TH September 2022. Please review your Final Valuation Certificate (Tailte Eireann Final Valuation Certificate FAQ’s).
Comparing Final Valuation To Your 2023 Rates
For the purposes of calculating what your 2023 Commercial Rates Liability would have been if the FVC applied to this year, please use the Indicative Annual Rate on Valuation (ARV) of 0.21.
For example, if your Final Valuation is €12,000.00:
Final Valuation x Indicative ARV = Indicative Rates Liability (relative to 2023 rates)
€12,000.00 x 0.21 = €2,520.00
If you are not satisfied with the Final Valuation or with the details on your Certificate, you should submit an appeal to the Valuation Tribunal within 28 days of your Final Valuation Certificate (FVC). Details for making your appeal to the Valuation Tribunal can be found here.
